Policies & What to Expect
We want your stay to be smooth and predictable. Please review the key details below before booking so there are no surprises on arrival.

📅Cancellation Policy
- First night is charged at booking.
- There is a minimum $50 per night cancellation fee, no matter how far in advance you cancel.
- If cancelled 14 to 30 days before check-in, the first night is non-refundable.
- If cancelled within 14 days of check-in, including no-shows or rescheduling, 100% of the reservation will be charged.
- This policy is strictly enforced with no exceptions.
🕒Check-In
- Check-in hours are 3:00 PM to 9:00 PM.
- We do not have a 24/7 concierge or front desk.
- Late check-in may be available for a $25 fee, but you must check with us first before booking if you plan to arrive after 9:00 PM.
🚪Early Check-In / Late Check-Out
- Early check-in is not available.
- Parking before check-in or after check-out may require a fee.
- A short buffer of about 30 minutes before or after is perfectly fine.
💳Security Deposit & Damage
- At check-in, we will request your ID and place a $250 hold on your card as a security deposit.
- We release the hold within 24 hours of check-out, though your bank may take longer to reflect it.
- If the room is damaged or stained, a cleaning or damage fee of at least $250 will apply.
🚭Smoking & Vaping
- Smoking and vaping are not allowed in rooms, hallways, outside room doors, or the pool area.
- Smoking is allowed only at the two designated outdoor ashtray locations.
- If you plan to smoke near your room, in hallway seating areas, or on the pool deck, this may not be the right property for you.
🚗Parking
- Free parking is limited to one car per room, regardless of the number of guests.
- Please do not park until the motel check-in form has been completed.
🌙Quiet Hours
- Quiet hours are 10:00 PM to 7:00 AM.
- Please avoid loud conversations in the hallway and be respectful of other guests, families, and kids staying on the property.
🏊Pool
Seasonal opening: June 1st, 2026
- Pool deck hours are 10:00 AM to 9:00 PM.
- No food, snacks, smoking, or vaping in the pool area.
- Drinks are allowed on the deck, but not in or around the pool.
- Please take empty cans and bottles back to your room.
- The pool is not heated.
🐾Pets
- Pets are not allowed on the property.
🧊Ice
- We do not have an on-site ice machine.
- There is a convenience store about one block away on P Street.
- We may have ice bags available at the same price as the store, but please be prepared to walk for ice if we are out.
🛗Stairs / Accessibility
- There is no elevator.
- There are no ground-floor rooms.
- To reach the first floor there are about 14 steps, and to reach the second floor there are about 28 steps, with a landing every 7 steps.
🛏️Room Layout
- Rooms are spacious, but bathrooms are small.
- The sink is located in the living area rather than inside the bathroom.
- Please review the room photos carefully before booking so expectations match the setup.
🎵Noise & Location
- Hampton Beach is lively and not a quiet destination.
- There is a karaoke bar next door and another nearby bar with live music.
- Some guests may hear cars, motorcycles, or music late at night regardless of room placement.
- If you are a very light sleeper, please research the area carefully before booking.
